Why Experience Matters

In real estate, details matter. Sometimes the smallest detail can make a very big difference. A recent situation with one of my buyer clients reminded me exactly why having an experienced agent on your side is so important.





A Routine Showing… Until It Wasn’t



My client was purchasing a home that was only two years old. As I reviewed the seller’s disclosure and supporting documents, I noticed something missing: there was no mention of a builder warranty.


For a newer home, this stood out immediately. In every new construction or nearly new home I have sold, a warranty has always been part of the transaction.





Asking Questions That Matter



I contacted the listing agent and asked whether a warranty existed. The agent confidently told me there was not one. That answer did not make sense to me, especially knowing the builder. I had sold a home from this same builder before and knew their standard practices.


I told my client about the situation and shared my concern. When I pushed again, the agent repeated that no warranty existed. I did not want to create tension, but my experience told me to keep digging.





Trusting Experience and Instinct



I encouraged the agent to double check with the seller. When that did not provide clarity, I finally asked that the builder be contacted directly.


And I am so thankful I insisted.


The builder confirmed that a warranty did exist, and it will now be transferred to my client at closing. The listing agent moved quickly once the information surfaced, and the title company will ensure the transfer is handled properly.





The Lesson: Experience Matters



I hold no frustration toward the agent for believing there was no warranty. Real estate is full of moving parts, and sometimes information is missed or misunderstood.


But this experience reinforced something essential:


An experienced agent knows what to look for, what questions to ask, and when something does not add up.


Experience creates intuition. It is that gut feeling that says “dig deeper,” and in this case, it protected my client and ensured they received the coverage they were entitled to.
